MAULDIN, SC – April 3, 2025 – Stream Realty Partners’ Manufacturing, Food & Beverage, and Distribution team has successfully led a significant cold storage infrastructure upgrade and roof replacement at a 225,000-square-foot distribution facility in Mauldin, South Carolina, leased by ADUSA, one of the nation’s leading grocery retail distribution networks. The project modernized the facility’s refrigeration system, transitioning from an aging R22 system to a modernized ammonia package skid system, ensuring enhanced efficiency, sustainability, and long-term operational resilience.

Stream played an integral role in the evaluation, procurement, and implementation of the new refrigeration system, leveraging its deep industry expertise and relationships with best-in-class partners to drive value for the facility. By securing energy efficiency tax credits and grants, ADUSA was able to fund the critical upgrades while meeting the highest industry standards for food safety and operational performance.
“Selecting the right refrigerant solution is one of the most critical decisions in cold storage facility management,” said Bill Moultrie, Vice President and Cold Storage Lead at Stream. “This upgrade not only improves sustainability and compliance but also enhances long-term cost efficiency, making it a strategic investment in the future of temperature-controlled logistics.”
This upgrade enhances sustainability, improves compliance, and strengthens long-term cost efficiency.
Refrigeration Design and Services (RD&S) served as the design-builder for the project, playing a crucial role in ensuring the seamless integration of the new refrigeration system while keeping the original system operational throughout construction. “RD&S has been an outstanding partner, demonstrating an unwavering commitment to safety, quality, and operational excellence,” added Moultrie. “Their expertise and collaboration were instrumental in executing a complex phased installation without disrupting ongoing distribution operations.”
Beyond the refrigeration system overhaul, Stream’s Manufacturing, Food & Beverage, and Distribution team provided due diligence and program management services to ensure seamless execution. From early budgeting validation to system design review and vendor coordination, Stream safeguarded the owner’s investment while aligning project outcomes with ADUSA’s operational needs. The successful completion of this project reinforces Stream’s position as a trusted leader in delivering high-performance industrial and cold storage solutions.
