As production volumes increased, Monin required additional finished goods storage adjacent to the Sparks manufacturing facility and pursued development through a third-party developer. During the transaction, financing challenges required a shift from a forward-commitment structure to land acquisition, transferring development delivery risk to Monin.
Stream acted as Owner’s Representative, managing due diligence, lender coordination, permitting strategy, and procurement planning while overseeing developer design and construction activities to align the building with operational requirements. The team also coordinated acquisition closing activities and project scheduling to maintain delivery timelines.
The warehouse expansion advanced under Monin ownership with controlled delivery risk, supporting production output and maintaining operational continuity for distribution operations.
