As a growing, national organization expanded its restaurant footprint across the south Florida region, it identified the need to strengthen its internal supply chain and cold storage distribution network to support long term growth. As part of the strategy to expand internal logistics capabilities, the company sought to establish a dedicated distribution facility capable of serving a large regional footprint while improving operational control and efficiency. After evaluating several potential locations, a site was selected to serve as a strategic distribution hub supporting the region’s expanding network.
Stream was engaged after site selection to provide due diligence guidance and Owner’s Representative services through design and construction. Early evaluations considered both reuse of an existing structure and redevelopment options. Working alongside the client’s internal teams, Stream helped guide the technical evaluation that determined a redevelopment approach to best support long term cold storage and operational needs. The project includes a 161,000 square foot distribution center and a vehicle maintenance facility supporting regional fleet operations.
The project require coordination to address coastal engineering and regulatory considerations. Structural design incorporated hurricane wind load requirements and elevated building pads to address groundwater conditions. Clear height limitations required close coordination with the material handling team to optimize storage capacity and refrigeration system layouts. Despite these complexities and an aggressive timeline, the facility was delivered on schedule and now serves as a critical component of the company’s regional distribution network.
